ALH DESIGN GROUP · BROOKLYN & NYC
Zoning analysis for NYC properties.
Understand the property before committing to a design. Our Brooklyn studio connects zoning analysis with the practical decisions behind a new building, addition or alteration.
Start with the site and the intended use
A zoning review begins with the property, the available records and what you want to achieve. A tax-lot lookup can help identify initial questions, while a current survey and supporting documents establish the basis for a more detailed review. Existing conditions and the proposed use need to be considered together.
Translate constraints into design questions
The review can address permitted uses, floor area, building height, setbacks, yards and other controls relevant to the site. We connect those findings to massing, circulation and the arrangement of spaces. The scope is agreed around your property and the decisions you need to make.
Know what needs further investigation
A useful study distinguishes information supported by the documents from questions that remain open. Zoning-lot arrangements, prior approvals, existing-building conditions and other site-specific issues may require additional records or specialist review before a design direction is selected.
Connect the review to the next stage
Once the initial constraints are understood, the next step may be a feasibility study, concept plans or a more detailed architectural scope. Structural and MEP questions are coordinated through ALH Design Group, and filing questions with BDP Expediters Group, as the project requires.
Common questions
Does the online property lookup calculate development potential?
No. The lookup presents available public property records. A zoning analysis considers the relevant documents and controls before drawing conclusions about a proposed development.
Can we begin before purchasing a property?
Yes. Tell us the decision you are considering and the information available so we can discuss an appropriate scope and timing.
